Land with development potential is both an opportunity and a risk. Whether you get the best from it usually comes down to how your site is assessed, structured and brought to market, and how well the planning and commercial sides line up.

Our Chartered Development Surveyors, all members of the Royal Institution of Chartered Surveyors, provide independent, impartial advice to landowners across Kent, Sussex and Surrey on planning and development opportunities, disposals and valuations. We help you weigh up your options, put the right agreements in place and achieve the best price for your land.

With our planners working alongside, the advice you get is grounded in what will actually gain consent. Our team has a proven track record disposing of consented development sites, from individual plots to schemes of more than 500 dwellings.

Offices in Battle, Haywards Heath, Pulborough, Surrey Hills and Tunbridge Wells.

Professional advice to landowners and developers on bringing land forward for residential or commercial development, covering everything from initial appraisal and agreement structuring through to marketing, sale and transaction management.

A number of factors influence development potential, including location, proximity to existing settlements, local planning policy, access, and site size. Our development team can carry out an initial assessment and give you an honest view of what your land might realistically achieve.

Selling outright gives you certainty and speed but typically at a lower price, since the buyer is taking on the planning risk. A promotion or option agreement keeps the planning risk with the developer but gives you the opportunity to achieve a significantly higher price once consent is granted.

Not necessarily. Many development land sales take place before planning permission is granted, through promotion or option agreements where the developer takes on the planning process. Consented sites do typically achieve a higher price, but there are routes to market at every stage.

It varies considerably depending on planning complexity, site size and market conditions. From initial agreement to final sale, the process often runs to several years, particularly where planning permission needs to be secured first.

Site assembly involves bringing together two or more adjoining landowners to promote their land jointly. It is worth considering if your plot alone is too small or awkwardly shaped to be viable, but could form part of a larger, more attractive scheme with a neighbour’s land included.
