Expert Witness
When negotiation is not enough, you need an expert who can stand up in court.
Our Chartered Surveyors act as expert witnesses in property disputes, from landlord and tenant matters to development valuations, restrictive covenants and matrimonial valuations, giving courts, tribunals and mediators an independent opinion they can rely on.
Not every property dispute can be settled around a table
Some matters cannot be resolved by negotiation alone. When that happens, whether at a tribunal, court hearing or, increasingly, at mediation, you need a property expert witness whose opinion carries weight and stands up under scrutiny. An expert witness is someone whose specialised knowledge and experience in a particular field qualifies them to present an independent opinion on the facts of a case. The strength of that opinion and the ability to present it persuasively, can have a real bearing on the outcome.
Our Chartered Surveyors act as expert witnesses across a wide range of property disputes, from landlord and tenant matters to development valuations, restrictive covenants and matrimonial valuations. Each of our experts is a member of the appropriate professional body and trained specifically in the legal duties and responsibilities of an expert witness. Whether instructed alone or as a joint expert the evidence given must hold up in front of a judge, arbitrator or tribunal, not just in negotiation.

Valuation disagreements can stall a land sale or site assembly
When a development land sale, option agreement or site assembly stalls because two parties cannot agree on value, an independent expert opinion can often resolve it without the cost and delay of going to court.
Common questions about expert witnesses
Someone whose specialised knowledge or skill in a particular field qualifies them to present an independent opinion on the facts of a case during legal proceedings, whether at court, tribunal, or mediation.
Most property matters settle through negotiation, but where a case does proceed to a tribunal or court hearing, the strength of your expert’s knowledge, experience, and ability to present a persuasive, credible opinion can have a significant bearing on the outcome.
Yes. All our experts are members of the appropriate professional body and are trained specifically in the legal requirements of an expert witness, whether acting alone or as a joint expert.
An expert witness is instructed by one party to present an independent opinion. A joint expert is instructed jointly by both parties in a dispute to provide a single, agreed opinion, often used to resolve a matter without needing to go to a full hearing.
