Property Lettings
Whether you are a professional landlord or letting a home for the first time, the concerns are usually the same.
A good tenant, a fair rent and the confidence that you are on the right side of an ever-changing set of rules. That is where we come in.
Property lettings and management you can trust
Letting a property successfully takes more than finding a tenant. It means pricing it correctly, staying compliant and having someone who looks out for your interests when things needs sorting out. That is what our lettings and management service does, at competitive rates and with no hidden fees. As members of ARLA Propertymark, the UK’s leading professional and regulatory body for letting agents, we work to standards well above the legal minimum.
With regional coverage across Kent, Sussex and Surrey, our lettings teams have exceptional local market insight and work hard to match your property with the right tenant. We take the time to understand what both landlords and applicants need and often find the perfect match before a property has even been photographed.
We offer a flexible lettings service tailored to what you need:
- Property MOTs
- Tenant Find Only
- Tenant Find and Rent Collection
- Full Management (including regular property inspections)
- Legislation and compliance advice, including the Renters’ Rights Act

Common Questions About Property Lettings
It depends on the property and the local council. Some areas require a licence for all rented properties (additional or selective licensing), while others only require one for HMOs. We can check what applies to your property before you let it.
This depends on the type of tenancy and the reason for ending it. Notice periods are changing under the Renters’ Rights Act, so it is worth checking with us before serving any notice to make sure it is valid.
Full Management covers the day-to-day running of your tenancy, including rent collection, regular property inspections, and handling maintenance issues as they arise, so you do not have to.
Yes. An Electrical Installation Condition Report (EICR) and, if the property has gas appliances, an annual gas safety certificate are both legal requirements for rented properties. We can help arrange these as part of our service. Read more in our EICR FAQ.
The Act brings in changes to tenancy types, notice periods and how rent increases work, among other things. Most changes are manageable with the right preparation, and our team can talk you through what applies to your property.
