Farms and Land For Rent
Whether it is a single grazing field or a working holding, letting farm land brings its own legal and practical questions that a standard tenancy does not cover.
Our rural team advises on farm and land lettings across Kent, East Sussex, West Sussex and Surrey, from grazing licences through to full agricultural tenancies.
Letting farms and land, handled properly.
Letting farm land is not the same as letting a house, the right arrangement depends on what is involved, from a single grazing field through to a full working holding. Our rural team can advise on:
- Existing Agricultural Holdings Act tenancies
- Farm Business Tenancies
- Contract farming, share farming or joint venture arrangements
- Grazing licences
- Commercial leases under the Landlord and Tenant Act 1954, including utility wayleaves and telecommunications masts
- Residential lettings under the Rent Act or Assured Shorthold Tenancies
Getting the right agreement in place from the start avoids problems further down the line, particularly around notice periods, repairing obligations and succession.

Already have a tenant in place?
Letting land to a new tenant is a different conversation to managing an existing one; rent reviews, renewals and disputes all call for their own advice once an agreement is up and running.
Common Questions About Farms and Land for Rent
A Farm Business Tenancy is a formal, legally binding tenancy that gives the tenant exclusive use of the land for an agreed term. A grazing licence is usually shorter and more informal, giving someone the right to graze livestock without the same tenancy protections.
Yes. We handle instructions ranging from a single grazing field through to a full working holding with a farmhouse and buildings.
We would recommend it. While we can advise on the terms and arrangement, a solicitor should draw up the formal tenancy agreement to make sure it is legally sound and protects both parties.
This depends on the type of agreement in place. Some tenancies allow for early termination by agreement, others require the full term to run. We can advise on what your specific agreement allows.
