Unlocking Success: Tunbridge Wells Planning Team Utilise Permitted Development Rights
In February, our Tunbridge Wells Planning Team achieved a significant planning success by leveraging the fall-back position established under permitted development rights, specifically Class AA of Part 1, Schedule 2 of the GDPO. This allows for the addition of extra storeys to an existing dwelling. More on which can be read about here.

Replacement Dwelling
This is the third such scheme we have successfully brought to fruition within the authority of Tandridge District Council, including two properties within the Green Belt. In this case, after first establishing the principle of a single storey extension to the chalet bungalow, under the aforementioned permitted development right, we were able to go back to the council with a proposal for a complete replacement of the existing dwelling.

Existing Building
As you can see from the images provided the replacement dwelling achieved was of a significantly larger volume and floor area and represented a significant departure from the original character of the existing property. This was all achieved against the backdrop of stringent local planning policy within the district, which likely would have thwarted the proposal, had the principle of a larger property not been established first.
