Planning Appraisals
Know what is possible before you plan.
Receive a clear strategy with a tailored development appraisal. Our Chartered Town Planners assess opportunities, constraints, and planning policy.
What a planning appraisal covers
A thorough analysis of planning policy and land characteristics is essential for identifying potential development opportunities. Our Chartered Town Planners deliver comprehensive assessments of development potential, risks and strategy, so you understand where a site stands before committing to a project.
A planning appraisal sets out a site’s planning background from the start. It pinpoints both opportunities and constraints, giving you a clear view of the site’s development potential. From there, our approach includes an in-depth review of land designations, the National Planning Policy Framework (NPPF), local policies, and the Town and Country Planning (General Permitted Development) Order (GPDO).
We assess a site’s potential over the short, medium and long term, using this analysis to shape a tailored planning strategy. This gives your project the best chance of success at the application stage, whatever its scale or use, from diversification initiatives to mixed-use developments and large-scale residential schemes.
Unlike most of our services, our Planning Team’s work is not limited to Kent, Sussex and Surrey. Based in Tunbridge Wells and Pulborough, we primarily work across the South East, but we consider planning appraisals for developments throughout England.

Common questions about planning appraisals
A planning appraisal sets out a site’s planning background and identifies its opportunities and constraints. It gives you a clear view of a site’s development potential before you commit to a project.
We review land designations, the National Planning Policy Framework, local policies, and permitted development legislation. From there, we assess your site’s potential over the short, medium and long term, and use that to shape a tailored strategy.
An appraisal comes first. It tells you what’s possible and how best to approach it, so your eventual application has the strongest chance of success. It doesn’t replace the need for a formal application further down the line.
No. Unlike most of our services, we consider planning appraisals for developments across England, though our team is based in Tunbridge Wells and Pulborough and primarily works across the South East.
Projects of any scale and use, from diversification initiatives to mixed-use schemes and large-scale residential developments.
This varies by site and project complexity. Get in touch with our Planning Team, and they can give you a realistic timeframe once they understand your site.
