We act for property and land owners across the UK who have telecommunications apparatus located on their property, spending much of our time handling negotiations to achieve best rents under sensible terms.
Batcheller Monkhouse work with many large landowners including Local Authorities, Police Forces and Utility Companies, often with large rent rolls over complex property portfolios. We also support farmers, charities and sports clubs who may only have one installation on their property.
Having represented landowners since 1991, our team have seen many changes in the market, including the introduction of ‘the new Code’ in 2017. This new legislation provides the Statutory Framework governing the relationship between landowners and licenced operators. However, this has not come without it’s challenges in the way that it can impose rights over land at a fraction of the ‘old Code’ market rent. Batcheller Monkhouse has been involved with the consultation process and provided expert advise in several Upper Tribunal cases, resulting in the firm becoming the UK’s leading telecoms advisor to landowners.
