Vacancy: Property Manager

Location: Battle and Tunbridge Wells (1 London Road, Tunbridge Wells, TN1 1DH and 68 High Street, Battle, TN33 0AG)

Full-time/Part time: 37.5 hours per week Monday to Friday (9.00am – 5.30pm) and every third Saturday until 1pm

Qualifications: ARLA Level 3 preferred

Permanent/temporary: Permanent

The Role: This new and exciting position has been created in order to provide additional support to the Tunbridge Wells and Battle Lettings departments.

Many of the administrative functions are required by law, and as such it is essential that they are carried out in the proper manner and that each requirement is fulfilled.

This is a rare opportunity to work across a wide property portfolio consisting of country houses, cottages and town centre properties. You will come across some stunning views on property visits and deal with an interesting range of issues.

Key Tasks:

  • Action maintenance requests from tenants in managed properties following consultation with landlords as necessary
  • Handle calls/emails from and to tenants, landlords and contractors in a timely fashion
  • Complete the feedback loop to ensure all parties informed of situation (including internally as necessary)
  • Ensure costs are efficiently managed on behalf of Batcheller Monkhouse Lettings clients
  • To organise and action property maintenance on the property lettings portfolio
  • Liaise with tenants, landlords, and contractors to ensure quotes are received for maintenance work, landlords approve quotes and this work is completed satisfactorily
  • Carry out regular planned property visits in line with the property profile and status.
  • Provide a summary report of the visit including items for immediate action, items for long term action and supporting evidence.
  • To attend a pre-tenancy inspection to ensure a smooth check-in
  • To organise annual gas safety and electrical certificates on all properties where appropriate and agreed with the landlords
  • Keep the property database up to date

Personal requirements:

  • Clean full driving license
  • Well-developed customer services, communication, writing and listening skills
  • Able to professionally resolve conflict that may arise from time to time
  • Excellent telephone manner
  • Great interpersonal skills
  • A working knowledge of the Microsoft Office packages
  • Knowledge of the deposits procedure.

Other requirements: Must have the permanent right to work in the U.K. and a full clean driving licence.
