The land is located to the south of Wadhurst Road (B2100) directly between the village of Mark Cross and the town of Wadhurst. Further afield, the larger town of Royal Tunbridge Wells is located approximately 5 miles to the north. The land is approached via a country lane, Bassetts Lane.
A well-positioned block of bare land divided into approximately six fields with mature hedgerows and newly fenced boundaries and gateways. In its entirety, the holding extends to approximately 82.51 acres equating to roughly 52.29 acres of grassland and 29.80 acres of woodland.
The grassland is to be let as a commercial vineyard only. Currently, the land is bare grassland with no planted vines, vineyard infrastructure or storage facilities on the holding. Following a viticulture assessment, approximately 11 acres (4.5 hectares) of the land was evaluated as suitable for viticulture, with an additional 2.5 acres (1 hectare) being viable if frost protection is implemented on the holding. The land would be suitable for the planting of circa 41,500 vines.
The fields are predominantly south-east to east orientated which allow for optimal solar radiation and heat accumulation for cool-climate viticulture. The land has an elevation range of 94-145 m with excellent wind protection from the existing woodland and the potential for further wind-breaking planting. The elevation of the site is considered viable for viticulture due to the relatively warm growing seasons. Due to the holdings topographic properties, the land would be very well suited to viticulture and would provide optimal elevation, aspect and slope-angle to the establishment.
The land has been reseeded and managed as a productive grazing holding for the last five years and is currently let on a seasonal grazing licence. The remaining grassland not planted to vines would be included within the tenancy and would be available for alternative commercial or agricultural opportunities.
Additionally, there are small blocks of woodland extending to approximately 29.80 acres of mixed broad leafed woodland which could provide commercial opportunities to prospective tenants and would be available to be included within the tenancy.
Access and Parking
Access is directly from Bassetts Lane, via a five-bar metal field gateway located to the north-east boundary of the holding. Bassetts Lane is a narrow country lane suitable for access by farm machinery.
There is mains water connected to the holding. The Tenant is responsible for payment of the water outgoings.
Terms of Lease
The Landlord is seeking to let the holding on a long term Farm Business Tenancy to a prospective tenant looking to establish a vineyard.
Vineyard Establishment The Tenant will be responsible for the vineyard establishment cost.
Management The Tenant will be responsible for the husbandry and management of the vineyard, as well as the maintenance of the remaining grassland, unless otherwise agreed with the Landlord.
