FOR SALE BY INFORMAL TENDER

METHOD OF SALE
The site is to be sold by informal tender (unless sold previously) whereby Best and Final offers, subject to contract, are received in writing or email no later than 12 noon on Thursday 15th October 2020. A letter setting out the details and a bid submission form are available from the Agents upon request.

DESCRIPTION
The property is approached via a concrete drive with a parking area to the front of an integral garage. The detached brick and tile bungalow has been well designed to benefit from the views, but now requires complete renovation. An entrance porch and hall leads to a spacious central hall with built in cupboard and roof hatch to a large loft space. The sitting room has a fireplace and double doors to a balcony from which the views can be enjoyed. The kitchen has basic fittings and opens to a dining room with a door to a lean-to rear garden room and side porch (in need of complete repair). There are three bedrooms, two with built-in wardrobes, a bathroom and separate wc. To the side of the house is a drive that leads up to the gardens and grounds and a detached store/workshop. The grounds include lawned areas, an informal grass tennis court, wooded glades and an avenue and from the west end of the garden there are superb panoramic views southwards to the sea. In all approximately 3.08 acres (1.25 ha).

PLANNING NOTE
A planning application (AWDM/1942/17) was submitted for the demolition of the existing bungalow and the erection of 9 detached houses. Contrary to a recommendation for approval at planning officer level, the application was turned down and this decision was upheld on appeal last year. Notwithstanding this decision for those looking for a development opportunity, there is still considered to be plenty of scope for residential development when an acceptable alternative scheme is submitted to the Local Planning Authority.

NB Inspite of the potential, the site is to be sold free from any overage clause.

AMENITIES
The property lies in an elevated location on the northern edge of Lancing with amazing views to the English Channel. The South Downs adjoining to the north provide endless walking and riding opportunities. Lancing lies to the west of the Arun Valley, located on the South Coast between Worthing and Brighton. Local amenities include the beach, local shops, facilities and schooling including the well known Lancing College. Brighton City Airport lies nearby to the east, and further east lies the vibrant city of Brighton with entertainment venues and endless cafes and restaurants. To the west lies Worthing and further west the historic city of Chichester with the reknowned Festival Theatre, and nearby Goodwood providing horse racing and motor racing including the Festival of Speed. Road communications are good with the east/west A27 and access to London via either the A24 or the A23.
