The site comprises three parcels of land situated to the west of Maids Close and Cheeselands and to the north of Sissinghurst Road. Combined the three parcels extend in total to 29.30 acres (11.85 hectares) and are situated on the edge of the village of Biddenden. The land itself is situated in a semi-rural location and is bordered in part by residential dwellings and rolling countryside. Biddenden village has amenities for everyday needs including tea rooms, church, village shop/post office, pubs and restaurants. Cranbrook and Tenterden with their tree-lined streets are 5.5 and 5.1 miles distant respectively and offer an excellent range of specialist shops, boutiques and restaurants. A more comprehensive range of shopping facilities are available at Tunbridge Wells and Ashford. Ashford International is 14 miles distant with Eurostar fast links to London and the Continent. Lot 1: The land is registered under Title numbers K734763 & TT22575 and extends to 4.01 acres (1.62 hectares). The land borders an existing residential development on its eastern boundary. The neighbouring residential development on Maids Close was constructed in approximately 2016 and provides access to the land. This parcel is a flat section of pastureland currently used for sheep grazing, although given its proximity to the recent residential expansion in the village, it may be suitable as a future development site subject to the necessary planning permission being granted.
Lot 2: The land is registered under Title number K679802 and extends to 25.29 acres (10.23 hectares). This southern part of this parcel is a good-sized block of flat grazing land. The northern part of this parcel is a large block of flat grazing land with several amenity features, including infield ponds and an attractive stream running along the northern boundary. The land is interspersed with Public Rights of Way.
