The UK Government has introduced a Bill to the UK Parliament to change how private renting works in England. This will be the biggest change in the Private Rental Sector in a generation.

While the Bill is not yet law, it is progressing through Parliament and is expected to come into force in Autumn 2025, possibly sooner. All Assured Shorthold Tenancies (ASTs) in England will be affected.

Key proposed changes include:

  • Removal of Section 21 (‘no fault’) eviction notices
  • Stricter rules for Section 8 notices
  • End of fixed-term tenancies
  • Tenants to receive 12-month security of tenure
  • Only one rent review per year
  • Ban on advance rent payments
  • Easier renting with pets and children
  • New Property Portal with landlord/property info
  • Introduction of the Decent Homes Standard
