Home » Telecoms » Rent Reviews

We conduct telecoms rent reviews using a database of over 12,000 transactions, checking whether a site’s rent has fallen behind market value. Our telecoms team manages the process on your behalf, aiming for a timely and efficient conclusion rather than a drawn-out negotiation.

Every review starts with the agreement itself, reading it closely to understand its specific rent review provisions, since these vary from site to site. From there, we manage every type of telecoms rent review, though most fall into one of two categories, market value or index-linked.

With a bespoke service and an experienced team, you can be confident your rent is reviewed to a genuinely high standard. Operators are held to what the agreement actually specifies, not simply whatever they’d prefer to pay.

The new Code, introduced in 2017, created a dual market. Some rents are now assessed under the new Code’s lower valuation approach, while older agreements can still sit at much higher pre-Code levels. Our database holds both pre-Code and post-Code evidence, so identifying the correct market rent for your specific agreement is straightforward, whichever regime applies.

With fewer renewals completing than operators had hoped, some are now offering incentives to encourage agreement, such as one-off payments or rent reductions phased in over several years. Tom Bodley Scott and our Telecoms team advise more than 800 mast site owners, around half of them rural, and know how to distinguish a genuine improvement from a lesser deal dressed up as one.

Many sites agreed years ago are now undervalued against current market rates. We check your rent against our database of over 12,000 transactions to see whether a review is likely to result in an increase.

A market value review reassesses rent against comparable current transactions, while an index-linked review adjusts rent by a fixed formula, typically tied to inflation. Which applies depends entirely on the wording of your original agreement.

Yes, significantly. The new Code, introduced in 2017, created a dual market. Some rents are now assessed under the new Code’s lower valuation approach, while older agreements can still sit at higher pre-Code levels. We hold evidence for both, so we know which applies to your agreement.

It varies by case, but we aim to conclude reviews in a timely and efficient manner rather than letting them drag on. Reading the agreement thoroughly at the outset, rather than part-way through, is usually what keeps a review on track.

Not if the review has been conducted properly under the terms of the agreement. We work to ensure operators pay the rent actually specified, and can advise further if an operator disputes a properly conducted review.
